BASE STAGE INSPECTION

Once concrete has been poured, it is very hard to know what issues exist in the structure. We pick up lots defects present in this stage which building surveyor often neglects to either detect or report on these issues.

 

What we inspect at base stage are according to the Australian Standards (e.g. AS 2870 Residential Slabs and Footings – Construction), the Building Code of Australia (BCA) and the relevant engineer’s drawings and specifications.

We use a comprehensive inspection checklist including but not limited to the following:

  • Geotechnical conditions and site classifications

  • Soil is cut and compact according to engineer’s plan and specification

  • Site drainage is adequate and not damage to footing and foundation

  • All trenches are straight, square, clean and the correct width and depth

  • Vapor barrier or damp proof membrane placement is correct and without damage

  • Waffle pod and formwork installation as per engineering plan

  • Under slab drainage and electrical service installed as per plan

  • Installation of termite protection barrier where required

  • The steel reinforcement laid is correct in dimension, adequately lapped and properly tied together and has the adequate concrete cover and support
